The day I found out why our local mall died was a real eye opener

Man, that's brutal. My buddy worked at a mall in Ohio for a couple years, right? He told me the ceiling in the food court would drip this greasy, dark water from the HVAC system right onto the tables near the pretzel stand. They'd just put out a "Caution Wet Floor" sign and call it a day. One time a family got a whole splash of it on their pizza and the manager just comped them a soda, didn't even offer a refund. I guess that's how you run a place into the ground, one cheap fix at a time.

Good heavens, wait a minute. You were misting your succulents? I had no idea people even did that with cacti and stonecrops. That explains a lot about my own sad little jade plant I killed a few years back, I was treating it like a fern from the rainforest. I remember reading a book from the 70s that said to mist everything green in your house, but that book was way off base for desert plants. Your greenhouse buddy sounds like he knew his stuff, ten days between waterings sounds about right for most of those indoor desert types.

Got yelled at by a guy at Home Depot in Denver for grabbing the wrong hinge

It's wild how many little things like that just aren't common knowledge until someone happens to mention them. I've noticed there's a whole category of home repair that's basically passed down through random encounters, like a secret handshake between property owners. My buddy learned from a retired plumber at the hardware store that you should always put the toilet paper holder on after the toilet's installed, because the flange depth changes things. It's like there's this huge gap between what you read online and what you actually pick up from someone who's done it a dozen times.

Honestly, I think people overthink the 45 day window. With a sub $1.5M deal you're looking at places in secondary markets that are actually easier to find good deals on because big money is chasing the flashy stuff. You can always identify a few backup properties and swap them out later.

Just realized my favorite subbed anime from 3 years ago had a completely wrong translation this whole time

...and you're telling me he basically went from a broken apology to just being mad at himself? That's a totally different character moment right there. @cora_martinez, that Code Geass one would have thrown me for a loop too. It really makes you wonder how many other iconic scenes we've been misinterpreting because some translator took creative liberties. I've got a list of old favorites I'm half afraid to rewatch now.
