Need advice on a triple net lease that just came up in Austin

Cap rate on that deal has to be underwater. $7.50 is insane. No way that cash flows unless they're giving away the property for free. Something smells off about that number.

Have you actually tried running both ways for a week just to see the difference? I was the same way, swore by my feel for years. Then I got stuck on a job where the tolerances were tight and my old habits just didnt cut it. Finally broke down and tried a gauge on one section, and honestly it was eye opening. The time I spent fiddling with it was way less than the time I used to spend second guessing and redoing stuff. Now I use the gauge for the setup and then trust my feel from there, its like having a cheat code for consistency.

Start by looking at what we actually get out of these quick fixes. Its not just hope thats making us do dumb stuff. There's usually a real need underneath, like wanting to feel in control or getting that rush of progress. But the problem is these fixes are built on a lie. They promise results without the work, and your brain buys it because it sounds easier than the long grind. The real trap is confusing activity with progress. If you can learn to pause and ask yourself "Am I solving this or just soothing it?" you'll catch it half the time at least.

My old camera flash died on me inside the Crystal Mall food court last Sunday

That little whine is the worst, man. I had a flash do the same thing in an old bowling alley, and I just switched to a fast prime lens and pushed the ISO to 6400, the results were grainy but honestly it gave the whole place this gritty look that worked way better than what I was going for with the flash anyway.
