The retired broker telling you "nobody cares about the square footage until they care about the tenant experience" is wild to me. A random guy off the street dropping a line that changes how you run open houses for years? That is almost too perfect. I keep picturing the old freight elevator and skylight thing too, because those are the exact weird bits people actually remember and talk about. Meanwhile most of us are still standing there pointing at a closet like it matters. What gets me is how fast a throwaway comment from a stranger can undo years of habit, and you never see it coming.

Watched my brother's REI tent leak like a sieve during a storm in the Uintas while my $35 Ozark Trail stayed bone dry, so yeah, I get it. Used to swear by the fancy brands and figured you get what you pay for, but that trip flipped my whole way of thinking. Turns out a lot of those big price tags are just paying for the logo and the marketing, not better poles or fabric. Some of the cheap stuff is built just as solid, sometimes even better, because they know they have to earn your trust without the fancy name. Still stings when you drop real money and it lets you down though.
