Switched from a big name broker to a local one in Austin and the fees were night and day
I sold my condo last year and first listed with one of those national online brokerages, thinking their 1% commission was a steal. After two months of zero serious offers, I switched to a local Austin broker, Carter Realty, who charged a full 3%. The difference was insane, they actually staged the place and held proper open houses, and we got an offer over asking in three weeks. Has anyone else found that paying the higher fee with a hands-on broker was totally worth it?

Getting a low commission is nice until nobody shows up to your open house and you're just paying for a zillow link. Those discount brokerages basically turn selling a house into a self-service option which only works if your place practically sells itself.

Actually, the 1% guys usually just list it on the MLS, you still pay the buyer's agent their full cut. So the total commission difference might not be as huge as it seems.
