Weatherproofing spend, worth it or wasted? My retail plaza in Austin story

I put about $4,800 into new roof coating and sealants on a 12,000 square foot strip center in Austin last March. That summer we had two pretty bad hail storms, and the building came through with zero leaks inside the units. But then a tenant said the coating made the roof too hot for their HVAC, and I had to pay $1,200 for extra vent work. So did I get lucky or did I just shift the problem around? Has anyone else spent big on weatherproofing and seen mixed results, or was it a clear win for you?
