Turned down a 4,000 sq ft spot on Main St for a 1,200 sq ft unit behind a gas station, and the weird part is it worked
Back in March I had two leases on the table for my bike repair shop, a big 4,000 sq ft storefront on Main St in Boise at $3,800 a month, or a cramped 1,200 sq ft unit tucked behind a Chevron for $1,100. I went with the gas station spot because the lower rent meant I could actually pay myself, and six months in I'm doing better than the guy who took the Main St space. Foot traffic is worse but every single person walking in has a flat tire or needs a tune up, no lookie loos. Has anyone else gone small and cheap over the flashy spot and regretted it later?
