Property manager in Phoenix said my 3,200 sq ft retail spot 'wasn't worth the paperwork' and I still think about it
A guy named Ray at a leasing office in Phoenix brushed off my retail space and said small tenants 'aren't worth the paperwork' unless they sign 5+ years, which made me wonder if that's how most brokers actually see it or if he was just having a bad day. Should I keep pushing small tenants and just eat the shorter leases, or hold out for one big anchor?
Ray is probably getting paid on commission so a 2 year lease on 3200 sq ft just isn't worth his time to process. But here's the thing nobody mentions, those small tenants talk to each other and a packed building with steady foot traffic is way easier to lease later than an empty one waiting on some anchor that may never come.
