Just realized my three Charleston retail units sat empty because I was pricing them from 2019, not 2024
I dropped rent by $4 per square foot after six months of nothing, and all three filled with tenants in 11 days, which tells me I was the problem the whole time, not the market. Anyone else hold onto a stale number way too long?
Eleven days for all three is wild, but the part that gets me is six months of sitting on that number before you tested it. Four bucks a foot sounds tiny until you see what it was actually costing you in lost rent every month. Guessing the 2019 price felt safe because it was a real number once, even though it stopped being real years ago.
