Tenant brought their own tape measure to see our demo space

Last Thursday I had a guy walk into one of our vacant units downtown with a tape measure and a clipboard. He spent 20 minutes measuring every wall and window, then asked if the HVAC was original to the building. Turns out he's a small coffee roaster looking to open his first shop, and he spotted a crack in the foundation slab that I never even noticed. We laughed about it, but it made me realize how much I've been glossing over basic inspection details when showing spaces. Has anyone else had a potential tenant catch something you missed on your own property?
