My triple net lease tenant ghosted me after the HVAC died
Three years ago I signed a 10 year NNN lease with a regional bakery chain in Tulsa. Last month their AC unit blew out and the repair quote came to $18,500, but they stopped answering my calls and emails entirely. The lease paperwork clearly puts that cost on them, but I'm stuck wondering if chasing this through a lawyer is even worth it versus just eating the expense and finding a new tenant. Anyone else have a tenant just vanish when something big broke?
Chasing a lawyer over $18,500 will cost you half that in fees anyway, and a bakery chain that ghosts is probably broke or already gone, so you'd be suing a shell. Honestly just fix the AC and find a tenant who actually pays, because a ten year lease means nothing if there's nobody left to collect from.
