I was showing a client a warehouse in Phoenix when we found a huge crack in the foundation slab, so I had to call a structural engineer right there in the parking lot before we could even talk numbers.

Has anyone else had a deal almost die because of a surprise structural issue, and how did you handle the inspection contingency?

That's a tough spot, but it's not quite an inspection contingency issue yet. You're still in the due diligence phase before an offer is even made. The real test comes if the buyer wants to proceed after getting that engineer's report.

Yikes, that's a nightmare scenario right before an offer. So what's the actual play here for the buyer's agent? Do you advise your client to walk immediately, or do you try to renegotiate the price based on a repair estimate before you even write up the contract?
