The specialist probably already knew three different groups looking to expand into that area before the listing even went live. General agents are just throwing spaghetti at the wall hoping something sticks.

Specialists just know the market in a way general brokers can't. They have connections with other doctors and dentists looking for space. A regular agent might list a building, but a specialist knows which medical groups are expanding. They understand zoning for clinics and what permits are needed. That inside knowledge gets you the right buyer much faster.

My uncle tried to sell his old dental office with a general agent for almost a year. It sat empty. He finally hired a medical property specialist and had a signed deal with an orthodontist in six weeks. You are so right, @jade240, that inside track is everything. They just know the exact people who need that kind of space and all the little rules. It saves so much time and stress.
