Had a tenant walk out during a final walkthrough last week

I was at a small office building in Tacoma, showing the space to a new cafe owner. Right in the middle of checking the electrical panel, she just said 'this won't work' and left. I called her that night and offered to cover the first $500 of any needed upgrades myself. She signed the lease the next morning. Has anyone else had to make a quick offer to save a deal?

My buddy had a tenant balk at some old flooring. He offered to split the cost of new vinyl plank right then and there, and they shook on it.

Honestly that just sets a weird precedent. The landlord is responsible for keeping the place livable, and worn out flooring is on them. Tbh asking a tenant to pay for a permanent upgrade feels off, even if it's split. Now the tenant might feel pressured to pay for any little thing that comes up. That handshake deal could lead to problems down the road.
