Can we talk about the fact that some dollar stores sign 10 year leases?
I was pulling comps last week for a small strip center in Tulsa and found out a dollar store in there had a 10 year lease with four 5 year options. That means one tenant could lock down a 5,000 square foot space for 30 years, which blew my mind because most of the small shops I work with can barely commit to 3. So how do you all handle a tenant like that when the landlord wants to sell, do you treat it as a selling point or a red flag?
