The $375 home inspection report that flipped my opinion on sellers paying

I always thought the buyer should fork over for every inspection, but last month my realtor showed me a stat that sellers who pre-pay for a basic inspection get offers 12 days faster on average. That number from our local MLS data made me rethink it, has anyone else tried covering that cost upfront?

The stat about offers coming 12 days faster is interesting, but I think the real angle is what it does to the negotiation after. If you hand over a clean report upfront, buyers have no reason to lowball you over "unknown issues" and sellers can't argue about repairs later. I saw this happen with my cousin's place, the buyer's inspector found a hairline crack in the foundation slab but since we had our own report showing it was just settling, they dropped it completely. That upfront cost saves way more than 12 days when it kills the whole back and forth. That said, the flip side is you're basically telling buyers your house is too risky to inspect themselves, which can backfire if they think you're hiding something. It's a trust move, not just a speed move, and that's the part people usually miss.
