Tried the big broker's pitch deck, then went back to my old one-page sheet
Had a listing in Arlington last month and the national firm's 40-slide package fizzled with 2 serious buyers. My handwritten one-pager with actual rent roll numbers closed the deal in 5 days, weird how simple beats flashy. Anyone else find that local owners trust a basic sheet more than a polished deck?
Stick with what moves the deal, not what looks pretty. Buyers want straight numbers they can check, not 40 slides of fluff. Simple paper wins when trust matters most.
