A tenant in Dallas told me my parking lot was killing his business, and he was right
He cornered me outside unit 4B last week and said his customers kept getting towed because I let the pizza place next door use our 12 spots. I used to think parking was just parking until I saw his sales drop 20% in a quarter, so now I'm wondering how many other landlords are sleepwalking through this.
Sounds like that guy just wanted someone to blame for bad sales. A 20% drop in a quarter could be anything, maybe his food sucks or he raised prices or a new competitor opened up nearby. I ran a small shop for years and yeah parking matters but its not the whole ballgame. Plenty of busy places have terrible parking and people still show up. The pizza place pulling his customers with those 12 spots seems like a stretch too. Did he actually show you numbers or was it just a sob story to get you to boot the pizza guys?
